Why this template is shaped this way
Rent credit is close to free at the margin for a property manager and worth full face value to a tenant, which makes it a far better instrument than cash here.
Splitting across signature and move-in matters because signed leases do not always become occupancies, and the second event is the one that produces income.
Asking at renewal works because the tenant has just chosen to stay, which is the property equivalent of a satisfaction moment.
